Fire Extinguishers

Fire Alarms

Keeping your fire alarm system properly maintained is an important part of fire safety. In England, businesses and other non-domestic premises have a legal responsibility to make sure their fire alarm system is working correctly and is properly maintained.

The Regulatory Reform (Fire Safety) Order 2005 requires fire safety systems, including fire alarm systems, to be maintained so that they remain:

In an efficient state

In efficient working order

In good repair

The person responsible for fire safety in the building is responsible for making sure this happens.

How often should a fire alarm be serviced?

For most commercial fire alarm systems, BS 5839-1 recommends that the system is inspected and serviced at least every 6 months.

Emergency Lighting

Emergency lighting is there to help people safely leave a building if the normal lighting fails. If your business has emergency lighting, it needs to be regularly tested and maintained to make sure it will work when it is needed. Under the Regulatory Reform (Fire Safety) Order 2005, fire safety measures must be regularly maintained and kept in an efficient state, in efficient working order and in good repair.

The Government recommends regular testing and maintenance of emergency lighting.

How often should emergency lighting be tested?

There are several different checks that should be carried out.

Monthly Test

Emergency lights should be functionally tested every month.

This is a short test to check that the emergency lights come on when the normal power supply is interrupted.

Annual Test

A full-duration test should be carried out every year by a competent person.

This checks that the emergency lighting can remain illuminated for its required operating time.

Any failed lights, batteries or other faults should be recorded and repaired.

Government guidance specifically recommends annual testing and maintenance of emergency lighting by a competent contractor.

Fire Signage

The Regulatory Reform (Fire Safety) Order is the foundation of fire safety in the UK and brings together all laws relating to fire safety in one place, not just fire safety signs. The Health and Safety (Safety Signs and Signals) Regulations 1996 apply specifically to safety signage.

Fire safety signs are photo-luminescent so that the glow of the signs will help occupants make their way out of the premises or find fire-fighting equipment if the lighting fails during a fire.

There are four main applications of fire safety signs in the UK:

1.

A safety sign explaining what to do in case of fire (known as a ‘Fire Action Notice’)

2.

Safety signs marking fire exit routes, doors and assembly points

3.

Safety signs showing the location of fire-fighting equipment such as extinguishers

4.

Warning and Prohibition safety signs such as ‘Danger’ or ‘No Smoking’
